Why a steel frame kit

The structure is the hard part. This is the structure — done.

A studio, office or granny flat starts with a frame that's square, strong and stays that way. Timber burns, rots, warps and feeds termites. Ordering a kit from overseas means months of waiting and no way to see it first. This is 3.0mm galvanised steel, bolted — and it's already in Mickleham.

Won't burn.

Steel is non-combustible. A timber frame is fuel.

Won't rot or warp.

No moisture movement, no twisting studs. Straight walls stay straight.

Termites can't touch it.

There's nothing in the frame for them to eat.

Straight answer

What you get — and what you don't.

Honesty here saves everyone a bad week later. This is the structure, not a finished building.

You get IN THE KIT

  • Complete galvanised steel frame — posts, rails, purlins
  • All fixings and bolts
  • Full manufacturer's specifications and drawings
  • Tax invoice with GST
  • Inspect one at Mickleham before you buy

You add YOUR BUILD

  • Cladding and insulation
  • Roofing
  • Flooring, doors and windows
  • Footings or slab, to your footing design
  • Electrical, plumbing and fit-out
  • Your building permit

This is the structure, not a finished building.

You add cladding, insulation, roofing, flooring, doors, windows, footings and fit-out. Most people get the frame up in a weekend and finish it over a few months. If you want a turnkey building, we're not the right fit — and we'll tell you that.

Supply only. We don't install and we don't manage builds. We can point you to independent installers — we don't take a cut.

The question everyone asks

Yes, you'll need a building permit.

Here's the plain version. We'd rather tell you now than after you've paid.

It's over the shed exemption.

At 18m² this is above Victoria's 10m² exemption, so a building permit is required. That's normal — it's the same for every shed, studio and granny flat this size in the state.

You probably won't need a planning permit.

Since December 2023, a second dwelling under 60m² on a lot over 300m² needs no planning permit in most of Victoria. Just the building permit.

Your surveyor will want documents.

Structural computations plus a site certificate, a soil test and a footing design. We supply full manufacturer's specifications and drawings with every frame. Engineering certification for your site is available as an add-on — ask us.

Two costs are yours.

The soil test (about $400–900) and the footing design (about $500–900) are site-specific, so they're the owner's cost. Every block is different — there's no honest way around that.

Not sure what your block needs? Send us your address and we'll tell you straight.

Assembly

Two people. One weekend. No welding.

Watch the team put one together, then the four steps below. A socket set, a level, a ladder and a mate.

Your assembly video goes here. 60–120 seconds, phone footage is fine, no music needed — the sound of spanners is the point.

How to add it

Shopify: Content → Files → upload the MP4, then Customize → Theme settings → Installation video → pick it. Or upload it to YouTube (Unlisted) and paste the link in the same place. Standalone page: put the file next to index.html and set VIDEO_SRC at the bottom of the page to its name (or a YouTube link).

  1. 1

    Footings

Pour your slab or set your footings to the footing design your surveyor signs off.

  2. 2

    Floor frame

Bolt the long and short floor beams into the bottom corner fittings, then drop in the floor joists.

  3. 3

    Columns and roof

Stand the four columns and bolt the roof beams on through the top corner fittings.

  4. 4

    Purlins and bracing

Fit the roof purlins and bottom bracing. The frame's done — clad it, roof it and fit it out at your pace.

The manufacturer's drawings in the kit show every member and every bolt.

Questions

Straight answers.

If yours isn't here, call or WhatsApp — a real person answers.

Do I need a building permit?

Yes. At 18m² the frame is over Victoria's 10m² exemption, so a building permit is required. Since December 2023 a second dwelling under 60m² on a lot over 300m² needs no planning permit in most of Victoria — just the building permit. The plain-English version is above.

How long does it take to put up?

Two people, a weekend for the frame. It bolts together — no welding. Cladding, roofing and fit-out are then at your pace; most people finish over a few months.

What's the steel?

3.0mm galvanised steel, finished black. We publish the gauge; most sellers don't. Full manufacturer's specifications and drawings come with every kit.

Can I see one first?

Yes — please do. We're at 5 Cranesbill Lane, Mickleham. Message us and we'll set a time that suits you.

Do you install it?

No — we're supply only. We can point you to independent installers, but we don't take a cut and we don't manage the build. That keeps the price where it is.

How do I pay?

Card through our secure checkout — tap Buy the frame, then choose pick-up or delivery at the checkout. Prefer bank transfer or PayID? Message us and we'll send a tax invoice with GST. Every sale gets a proper tax invoice either way.

Do you deliver?

Yes — delivery is priced separately from the frame. Melbourne metro can be added at checkout. Regional Victoria is quoted per job, because a frame to Geelong and a frame to Mildura aren't the same truck — send us your postcode. Interstate — ask, and we'll tell you honestly whether it stacks up.

What if it arrives damaged?

Check it when it lands and tell us within 7 days — we'll replace the damaged part. Your rights under Australian Consumer Law apply regardless.

Can I get engineering for my permit?

Full manufacturer's specifications and drawings are supplied with every frame. Engineering certification for your site is available as an add-on — message us your address and we'll quote it.
